Building / Cluster Manager (UP5500 | 3 Months to 1 year)

Salary: S$5,500 per month
Contract: 3 months contract, extendable to 1 year or longer (based on performance & business needs)
Location: Sembawang area
Working hours:
• Monday to Friday: 9:00 AM–6:00 PM
• Saturday: 9:00 AM–1:00 PM

About the Role

You will support the Centre Manager in overseeing the daily operations and management of cluster commercial/industrial properties. The role covers building operations, tenant management, property maintenance, lease administration, financial reporting and MCST matters.

Key Responsibilities

Building Operations and Maintenance

• Ensure all property services comply with company policies, procedures, regulatory requirements, contractual obligations and service standards.
• Conduct regular property inspections and recommend necessary maintenance, repairs, alterations and improvement works.
• Coordinate contractors and service providers to ensure works are completed properly and promptly.
• Ensure the properties remain safe, operational and well maintained.

Tenant Management

• Attend to escalated tenant enquiries and ensure issues are resolved promptly and efficiently.
• Coordinate tenant move-ins and move-outs.
• Conduct walkthrough inspections of tenant spaces and coordinate tenant-improvement matters.
• Maintain positive working relationships with tenants and relevant stakeholders.

Lease and Financial Administration

• Monitor rent collection and process property-related expenses in accordance with lease terms.
• Prepare the required notices and coordinate follow-up or legal action where necessary.
• Review and reconcile tenant rental accounts and Common Area Maintenance recovery charges.
• Prepare monthly property performance reports and explain budget variances.
• Gather and analyse information to support the annual budgeting and forecasting process.
• Perform financial calculations relating to property income, expenses and recoveries.

Team and Stakeholder Coordination

• Work closely with the Centre Manager, tenants, contractors and internal stakeholders to ensure smooth property operations.
• Support the team in meeting operational standards, objectives and deadlines.
• Communicate property-related and financial information clearly to relevant stakeholders.

Requirements

• Bachelor's Degree / Diploma preferred with at least 5 years of a building manager's experience. In lieu of a degree, a combination of experience and education will be considered.
• Must have experience managing commercial or industrial buildings.
• Must have hands-on MCST experience.
• Strong numerical ability with an understanding of property-related financial terms and calculations.
• Proficient in Microsoft Word, Excel and Outlook.
• Organised, analytical and able to resolve operational issues independently.
