Your Role
As a Senior Quantity Surveyor / Assistant Manager, you will be responsible for the commercial and contractual management of construction projects, covering pre-contract and/or post-contract quantity surveying, procurement, cost control and contract administration. You will work closely with the Project Manager, consultants, subcontractors and suppliers to ensure effective commercial management and timely resolution of contractual matters.
- Lead and manage pre-contract and/or post-contract quantity surveying activities for assigned projects.
- Support the Project Manager and commercial team in managing project budgets, cost control, cash flow and overall commercial performance.
- Prepare and review tender documents, bills of quantities, cost estimates, price comparisons and tender evaluations for civil and building works.
- Manage the procurement process, including sourcing, evaluating and negotiating with subcontractors and suppliers to achieve competitive pricing and favourable commercial terms.
- Monitor and evaluate progress claims, payment certificates and subcontractor accounts, ensuring accurate measurement and timely certification.
- Manage and evaluate variation orders, claims and contractual entitlements, including assessment of supporting documents and site records.
- Maintain proper documentation and records of project events to support variation, Extension of Time (EOT) and other contractual claims.
- Monitor project costs against approved budgets and identify potential cost overruns, commercial risks and savings opportunities.
- Lead the preparation and settlement of subcontractor and supplier final accounts, as well as the project's overall final account.
- Liaise closely with consultants, subcontractors, suppliers and internal project teams to resolve commercial and contractual matters.
- Provide commercial advice to the project team on contractual obligations, procurement strategy, cost implications and risk management.
- Mentor and provide guidance to junior QS team members where required.
The Requirements
- Degree in Quantity Surveying, Construction Economics or equivalent.
- Minimum 5–8 years of relevant Quantity Surveying experience, preferably with a main contractor.
- Strong experience in post-contract commercial management, including progress claims, variation orders, EOT, subcontractor accounts and final accounts.
- Candidates with strong pre-contract and procurement experience will have an added advantage.
- Good communication and interpersonal skills with the ability to work closely with Project Managers, consultants and subcontractors.
