Manager, Asset Management Business Development (Real Estate)

JOB OVERVIEW

The Manager – Asset & Business Development oversees asset performance, lifecycle strategies, and value enhancement for assigned real estate portfolios (e.g., industrial assets, commercial properties). This role drives commercial leasing, financial analysis, asset enhancement initiatives (AEI), risk management, and business development opportunities to grow the portfolio.

KEY RESPONSIBILITIES

1. Asset Management & Performance

2. Execute asset enhancement strategies (refurbishment, repositioning, optimization) and track KPIs (occupancy, yield, OPEX/CAPEX, ROI).

3. Prepare annual asset business plans, budgets, forecasts, and conduct regular asset inspections.

4. Leasing, Commercial & Tenant Management

5. Support leasing strategies, oversee lease terms and commercial contract negotiations, and drive tenant retention.

6. Project Execution & Financial Analysis

7. Collaborate with cross-functional teams (engineering, finance, legal) to evaluate proposals, cost plans, and project schedules.

8. Conduct financial modeling, sensitivity analyses, and business cases for capital and investment decisions.

9. Risk, Governance & Business Development

10. Ensure compliance with statutory, regulatory, ESG, and corporate governance standards.

11. Identify and evaluate growth opportunities (acquisitions, JVs, developments), conduct market research, and lead feasibility studies.

REQUIREMENTS

• Education: Degree in Real Estate, Engineering, or equivalent. Master’s Degree or CFA is advantageous.

• Experience: 5–8 years of relevant experience in real estate asset management, investment, or business development (preferably in Industrial Real Estate).

  Skills:

• Proficient in cash flow and financial modeling.

• Strong knowledge of Singapore’s real estate market and regulatory environment.

• Excellent negotiation, communication, and stakeholder management skills.
