Job Position Summary
The Quantity Surveyor manages the cost and commercial aspects of construction projects to ensure effective cost planning, control, and contract administration from tender stage through to project completion. The role is responsible for preparing cost estimates, evaluating tenders and variations, monitoring project expenditure, and ensuring financial efficiency and value for money.
The Quantity Surveyor works closely with the Commercial Director, Contracts Manager, Procurement Manager, project teams, subcontractors, consultants, and clients to support accurate cost control, contractual compliance, and project profitability.
Key Duties and Responsibilities
- Prepare detailed cost estimates, budgets, and cost plans for construction projects during the tender and execution stages.
- Measure quantities and prepare Bills of Quantities (BOQ) based on drawings and specifications.
- Evaluate tender submissions and support bid analysis and commercial recommendations.
- Monitor project costs, budgets, commitments, and cash flow throughout the project lifecycle.
- Track and assess variations to ensure alignment with approved budgets and contractual requirements.
- Assess, verify, and certify subcontractor progress claims, payments, and final accounts.
- Prepare, evaluate, and negotiate variation orders, claims, and cost adjustments with relevant stakeholders.
- Work closely with the Procurement team to ensure pricing accuracy, cost competitiveness, and efficient use of materials and subcontractor services.
- Provide cost and commercial advice to project teams to support decision-making and value engineering initiatives.
- Support contract administration by reviewing contractual terms, identifying financial implications, and ensuring compliance.
- Maintain accurate cost records, reports, forecasts, and supporting documentation throughout the project lifecycle.
- Assist in the preparation and settlement of project final accounts.
Job Experience, Functional Knowledge and Qualifications
- Diploma or Degree in Quantity Surveying, Construction Management, Building, or a related discipline.
- Minimum of 2 years of relevant quantity surveying experience within the construction industry.
- Good understanding of construction costs, measurement methods, cost control, and contract administration.
- Experience in tendering, BOQ preparation, cost estimation, progress claims, and final accounts.
- Familiarity with construction contracts, variation orders, claims, and subcontractor management processes.
- Proficient in measurement software, Microsoft Excel, and relevant cost management tools.
- Strong analytical and numerical skills.
- Good attention to detail and ability to maintain accurate commercial records.
- Good communication, negotiation, and stakeholder coordination skills.
- Ability to work independently and collaborate effectively with project and commercial teams.
