Role Summary

We are seeking an experienced and detail-oriented BMS / Controls Commissioning Tech to lead the testing, field termination, programming, and commissioning of Direct Digital Control (DDC) panels and Building Management Systems (BMS).

In this hands-on role, you will be the key technical driver bridging electrical/control hardware with supervisory software, ensuring our HVAC and commercial ACMV systems are fully integrated, optimized, and commissioned to the highest operational standards.

Key Responsibilities

1. Panel Termination & Hardware Verification

  • Perform and verify final control wiring, point-to-point terminations, and field device connections inside DDC control panels (sensors, actuators, VFDs, relays, and meters).

  • Conduct pre-commissioning checks, including loop checks, continuity, polarity, signal integrity (4–20 mA, 0–10 Vdc, PT1000/NTC), and power distribution verification.

  • Read and interpret control panel schematics, single-line diagrams (SLDs), mechanical HVAC layouts, and I/O point schedules.

2. DDC Programming & Sequence of Operations (SOO)

  • Configure, modify, and fine-tune control logic/function block code for various HVAC equipment (AHUs, FCUs, chillers, cooling towers, primary/secondary pumps, and ventilation systems).

  • Implement and calibrate control loops (PID tuning for temperature, humidity, static pressure, and differential pressure).

  • Integrate field protocols and network buses seamlessly across subsystems (BACnet MS/TP, BACnet/IP, Modbus RTU/TCP).

3. Supervisory BMS & Front-End Integration

  • Build, configure, and map graphics, alarms, trending, and schedules on enterprise-level BMS management platforms.

  • Validate third-party equipment communications (VFDs, power meters, chillers, packaged systems) to supervisory workstations.

  • Perform site testing and troubleshooting of network infrastructure (switches, IP subnets, routing, and communication gateways).

4. Testing, Commissioning & Handover

  • Conduct formal Site Acceptance Testing (SAT), integrated building testing, and cause-and-effect matrix verification alongside clients, consultants, and main contractors.

  • Identify, isolate, and rectify wiring faults, hardware issues, communication drops, and programming logic errors on site.

  • Prepare comprehensive commissioning documentation, red-line markup drawings, point test sheets, and operation/maintenance handover reports.

Requirements & Qualifications

  • Education: Diploma or Degree in Electrical Engineering, Mechanical Engineering, Building Automation, Instrumentation & Control, or equivalent practical experience.

  • Experience: 3+ years of direct, hands-on experience in DDC panel troubleshooting, field wiring/termination, and BMS commissioning for commercial HVAC/ACMV applications.

  • Protocol & Network Mastery: Solid working knowledge of open building protocols (BACnet IP / MS/TP, Modbus RTU / TCP) and basic IP networking (subnetting, addressing, routing).

  • Software Platforms: Strong familiarity with modern graphical, modular, or block-based DDC programming environments, as well as enterprise BMS front-end management suites (e.g., configuring dynamic user graphics, alarm priorities, time schedules, and historic trend logs).

  • Hands-On Skills: Proficient with electrical multimeters, signal generators/calibrators, network diagnostic tools (e.g., Wireshark/BACnet sniffers), and control hand tools for site terminations.

  • Troubleshooting Mindset: High aptitude for quickly breaking down complex issues across physical wiring, field sensors, controller firmware, and software logic.

Preferred Attributes

  • Proven adaptability in learning and cross-platform configuring modern Tier-1 European or North American BMS hardware and enterprise supervisory suites.

  • Strong self-starter attitude with clear communication skills for coordinating on-site with mechanical sub-contractors, testing and balancing (TAB) teams, and project managers.
