About this job
- Lead and manage construction projects from planning and commencement through execution, completion, and final handover.
- Develop detailed project schedules, work programmes, manpower plans, resource requirements, and key project milestones.
- Establish project priorities and coordinate resources to ensure timely and efficient project execution.
- Monitor overall project performance and implement corrective measures where delays or operational issues are identified.
- Review construction drawings, technical specifications, method statements, scope of works, and project requirements prior to execution.
- Coordinate architectural, structural, mechanical, electrical, and other related construction activities.
- Identify technical issues, construction constraints, and discrepancies and work with consultants and relevant parties to develop appropriate solutions.
- Ensure works are carried out in accordance with approved drawings, specifications, contractual requirements, and applicable standards.
- Provide overall direction to project engineers, site supervisors, subcontractors, and site personnel.
- Monitor construction progress and ensure activities are carried out according to the approved project schedule.
- Conduct regular site inspections and project reviews to assess progress, workmanship, safety, and compliance.
- Resolve site and operational issues that may affect project progress, quality, cost, or completion dates.
- Monitor project expenditure and ensure costs remain within the approved project budget.
- Review project costs, subcontractor works, variation works, additional works, and progress claims where applicable.
- Identify potential cost overruns and implement appropriate cost-control measures.
- Coordinate with management and relevant departments on procurement, project expenditure, and financial requirements.
- Coordinate and manage subcontractors, suppliers, and service providers to ensure compliance with project requirements.
- Monitor subcontractor performance, manpower deployment, quality of work, and adherence to project schedules.
- Coordinate the procurement and timely delivery of construction materials, equipment, machinery, and services.
- Evaluate and resolve issues relating to subcontractor performance, materials, resources, and project execution.
- Act as a key project representative when liaising with clients, consultants, architects, engineers, contractors, subcontractors, suppliers, and other stakeholders.
- Attend project meetings, technical meetings, coordination meetings, and progress meetings.
- Provide regular updates on project status, schedules, technical matters, risks, and outstanding issues.
- Maintain effective communication among all parties to facilitate timely decisions and project completion.
- Ensure construction activities comply with the company's quality and workplace safety procedures.
- Work closely with the safety personnel and project team to identify potential hazards and ensure appropriate control measures are implemented.
- Ensure workmanship and materials meet approved project specifications and quality requirements.
- Coordinate the rectification of defects, non-conformance issues, and outstanding works.
- Ensure necessary project permits, inspections, approvals, and documentation are properly coordinated and maintained.
- Identify potential project risks, delays, technical constraints, manpower shortages, material shortages, and other operational issues.
- Assess the impact of project risks on cost, schedule, quality, and resources.
- Develop and implement appropriate mitigation and recovery measures.
- Escalate significant project risks and recommend solutions to management where necessary.
- Prepare and review project progress reports, work schedules, project status updates, and other management reports.
- Maintain proper documentation relating to project correspondence, drawings, approvals, inspections, variations, progress, and completion.
- Report project performance, major issues, risks, and recommended actions to senior management.
- Coordinate inspections, testing, commissioning, rectification, and completion activities.
- Ensure outstanding and defective works are completed within the required timeframe.
- Coordinate project handover documentation and final completion requirements with clients and consultants.
- Manage outstanding matters during the defects liability period where applicable.
