Role Overview
We are looking for an experienced Contracts Manager / Senior Contracts Manager to lead tender preparation, cost estimation, contract review, and commercial negotiations for demolition, civil engineering, structural, reinstatement, and general construction projects.
Key Responsibilities
- Manage tenders from initial review through submission, clarification, negotiation, and award.
- Review tender drawings, specifications, bills of quantities, contract conditions, and submission requirements.
- Prepare quantity take-offs, cost estimates, rate build-ups, preliminaries, and tender pricing.
- Obtain, evaluate, and negotiate quotations from subcontractors and suppliers.
- Identify scope gaps, contractual risks, exclusions, assumptions, and commercial exposure.
- Prepare tender summaries, risk assessments, qualifications, and recommendations for management approval.
- Coordinate with project, operations, safety, engineering, procurement, and finance teams.
- Attend site briefings, tender interviews, clarification meetings, and commercial negotiations.
- Conduct proper post-award handover of tender budgets, assumptions, risks, and subcontractor quotations.
- Support contract administration, variation claims, payment claims, extension-of-time matters, and final accounts.
- Supervise and guide quantity surveyors, estimators, and contracts staff where required.
Requirements
- Degree in Quantity Surveying, Construction Management, Civil Engineering, Building, or a related discipline.
- Minimum 8 years of relevant experience in tendering, quantity surveying, contracts, or commercial management.
- Strong experience in construction costing, quantity take-off, subcontractor procurement, and contract review.
- Good knowledge of variations, claims, payment terms, liquidated damages, extensions of time, and commercial risk.
- Experience in demolition, civil, structural, industrial, or reinstatement works will be advantageous.
- Proficient in Microsoft Excel and tender or quantity take-off software.
- Strong negotiation, analytical, communication, and leadership skills.
- Able to manage multiple tenders and work under tight submission deadlines.
