2. Job Description

CWL Properties Pte. Ltd. is seeking a experienced General Manager (Commercial Properties) to oversee the operational, administrative, and asset management functions across our diverse property portfolio, which includes commercial office buildings, heritage shophouses, hotel assets, and licensed nightlife premises.

Key Responsibilities:

Portfolio & Asset Management: Oversee daily operations, property maintenance, and lease administration across all group commercial properties, hotels, and nightlife venues.

Tenant Acquisition & Account Management: Drive tenant leasing strategies, negotiate commercial terms, and maintain strong business relationships with local and international corporate tenants, particularly high-net-worth business clients from the PRC market.

Dual-Language Legal Administration: Oversee the drafting, translation, and issuance of bilingual (English and Mandarin) tenancy agreements, Statements of Account (SOA), formal notices, and letters of demand to ensure contract enforceability and clear communication.

Financial Accountability & Arrears Recovery: Monitor monthly rent collections, manage tenant billing reconciliations, and enforce strict payment protocols to maintain corporate cash flow.

Regulatory Compliance: Work closely with government authorities to ensure all portfolio assets comply with commercial leasing laws, Public Entertainment (PE) licensing, Liquor Licensing, and MOM regulatory standards.

Team Leadership: Direct operational staff and coordinate with internal corporate teams to streamline property management workflows.

3. Job Requirements / Key Skills

Educational Background: College/diploma and above in Law, Real Estate, or Business Administration highly preferred to handle complex contract enforcement).

Work Experience: Minimum 5–6 years of hands-on experience in commercial property management, asset management, or corporate leasing operations.

Language Proficiency: High proficiency in spoken and written English and Mandarin is required to liaise directly with Mandarin-speaking corporate tenants/investors and draft bilingual statutory legal notices.

Industry Knowledge: Deep understanding of Singapore commercial tenancy frameworks, lease structures, and specialized licensing requirements (e.g., Public Entertainment and Liquor Licenses for nightlife/entertainment venues).

Core Competencies: Strong contract negotiation skills, financial administration discipline, conflict resolution, and cross-cultural business communication.
