Key Responsibilities
• Assist in preparing project cost estimates, budgets and tender submissions.
• Perform quantity take-offs based on drawings, specifications and project requirements.
• Prepare Bills of Quantities (BQ), cost breakdowns and pricing summaries.
• Review project requirements and identify potential cost implications.
• Support Commercial Manager in cost planning and budget monitoring.
• Assist in reviewing project contracts, specifications and commercial documents.
• Maintain proper contract documentation and commercial records.
• Monitor contractual requirements and project obligations.
• Prepare contractual correspondence and supporting documents.
• Assist Commercial Manager in managing contractual matters and commercial issues.
• Prepare monthly progress claims and supporting documents for submission.
• Track project progress and update claim status.
• Review subcontractor claims and invoices for verification.
• Maintain records of payment certifications and outstanding payments.
• Support follow-up on payment matters with project teams and clients.
• Identify potential variation works during project execution.
• Prepare variation quotations, cost breakdowns and supporting documents.
• Maintain variation registers and update approval status.
• Assist Commercial Manager in variation evaluation and negotiations.
• Monitor changes arising from design revisions, site instructions and additional works.
• Monitor project costs and expenditure against approved budgets.
• Update project cost reports and commercial records.
• Assist in preparing cost forecasts and cash flow reports.
• Highlight potential cost risks and commercial issues to Commercial Manager.
• Maintain accurate project cost information for management reporting.
• Assist in preparing final accounts for clients and subcontractors.
• Compile outstanding variations, claims and supporting documents.
• Support the Commercial Manager in final account negotiations and project close-out.
• Ensure proper filing and closure of commercial documentation.
• Work closely with Project Managers, Engineers, Commercial Manager, Clients, Consultants and Subcontractors.
• Attend project meetings and provide commercial support when required.
• Coordinate with internal teams to obtain project information and supporting documents.
• Maintain effective communication with project stakeholders.
Requirements
• Diploma or Bachelor's Degree in Quantity Surveying, Building Services Engineering, Mechanical Engineering, Electrical Engineering, Construction Management or related disciplines.
• Minimum 2–5 years of relevant Quantity Surveying experience.
• Experience in ELV contracting, Building Management System (BMS), M&E, building services or construction projects is preferred.
• Experience in commercial, healthcare, industrial, data centre or infrastructure projects will be an advantage.
• Those without experience but with relevant qualifications and strong learning attitude may be considered for Assistant QS position.
• Basic understanding of Quantity Surveying principles and contract administration.
• Experience in quantity take-off, cost estimation and cost control.
• Familiar with progress claims, variation orders and final account preparation.
• Knowledge of construction drawings, specifications and project documentation.
• Familiarity with standard forms of contracts (e.g., SIA, PSSCOC, FIDIC, NEC) will be an advantage.
• Proficient in Microsoft Office, especially Excel.
• Experience with QS software, AutoCAD, BIM or cost management systems will be an advantage.
• Strong analytical and numerical skills.
• Good communication and coordination abilities.
• Detail-oriented, meticulous and organized.
• Ability to work independently and meet project deadlines.
• Willingness to learn and develop commercial management skills.
• Positive attitude with good teamwork and problem-solving skills.
