Contract Manager
Job Scope / Responsibilities
- Manage electrical construction contracts from contract award through project completion and final account.
- Review contract documents, specifications, drawings, BOQ, scope of work and contractual obligations.
- Monitor project cost, revenue, budget and profitability.
- Prepare and submit progress claims, variation orders (VO), extension of time (EOT) claims and other contractual claims.
- Identify additional works and ensure all variation works are properly documented, priced and approved.
- Negotiate with clients, main contractors, consultants, subcontractors and suppliers on commercial and contractual matters.
- Manage subcontractors and suppliers, including quotations, purchase orders/subcontracts, pricing, performance and payment matters.
- Coordinate with the Project Manager, Electrical Engineer, site supervisors, procurement and accounts departments.
- Monitor electrical work progress against the project programme and identify potential delay, cost and contractual risks.
- Review drawings, specifications and site instructions to determine their commercial and contractual impact.
- Prepare and maintain contract documentation, including correspondence, claims, VO records, meeting minutes, site instructions and supporting documents.
- Monitor material procurement, delivery, labour costs and subcontract costs against the approved project budget.
- Attend project meetings and represent the company in commercial/contractual discussions.
- Follow up on progress claim certification, variation approval and outstanding payments.
- Assist in resolving contractual disputes, discrepancies and scope-of-work issues.
- Coordinate project completion, testing and commissioning, defects rectification, handover documentation and final account settlement.
- Ensure all contractual records are properly maintained for audit and future reference.
- Provide management with regular updates on project financial status, claims, variations, risks and cash flow.
Requirements
- Diploma or Degree in Electrical Engineering, Quantity Surveying, Construction Management, Building/Construction or a related field.
- Preferably 3–5 years or more of experience in electrical construction, contract administration, quantity surveying or project commercial management.
- Experience in building construction or electrical installation projects will be an advantage.
- Good knowledge of electrical construction works, including power, lighting, distribution boards, cable installation, containment and testing/commissioning.
- Good understanding of contracts, BOQ, measurements, variations, claims and final accounts.
- Experience preparing progress claims and variation quotations.
- Able to read and understand electrical drawings, specifications and contract documents.
- Strong negotiation and communication skills.
- Good commercial awareness and ability to monitor project cost and profitability.
- Proficient in Microsoft Excel, Word and construction/project documentation.
- Able to work independently and manage multiple projects/tasks.
- Good coordination skills and ability to work with clients, consultants, main contractors, subcontractors and suppliers.
- Strong analytical, problem-solving and decision-making abilities.
- Good command of English, both written and spoken.
- Willing to travel to project sites when required.
