PROJECT DIRECTOR / GENERAL MANAGER (Building Contractor)

Seeking an experienced and commercially driven General Manager to lead the Building Operations division of an established A1 Main Contractor in Singapore.

General Manager will be responsible for the overall operational and financial performance of the business unit, driving sustainable growth, profitability, project delivery excellence, and business development.

This role requires a strong leader with proven experience managing large-scale building projects, overseeing multidisciplinary teams, driving tender strategies, and taking full ownership of the division's P&L.

Business & Operational Leadership

• Lead and oversee the overall operations of the Building Division, ensuring projects are delivered safely, on time, within budget, and to the highest quality standards.
• Develop and execute operational strategies aligned with the company's business objectives and long-term growth plans.
• Drive operational excellence, productivity improvements, and continuous process enhancement across all projects.
• Establish performance metrics and monitor operational KPIs to improve efficiency and profitability.
• Ensure compliance with statutory requirements, contractual obligations, company policies, and industry best practices.

Profit & Loss Management

• Take full ownership of the Building Division's Profit & Loss (P&L).
• Develop annual business plans, budgets, forecasts, and financial targets.
• Monitor project financial performance, cash flow, cost control, margin improvement, and resource utilization.
• Identify commercial risks and opportunities to enhance overall business performance.

Tendering & Business Development

• Lead tender strategies for major building projects from pre-qualification through contract award.
• Review tender opportunities and determine bid/no-bid decisions based on commercial viability and strategic fit.
• Work closely with Estimating, Contracts, Design, and Project teams to develop competitive tender submissions.
• Lead pricing strategy, commercial negotiations, and risk assessments during tendering.
• Build and maintain strong relationships with clients, consultants, developers, government agencies, and key stakeholders to secure future business opportunities.

Project Oversight

• Provide executive oversight across all ongoing building projects.
• Support Project Directors and Project Managers in resolving complex operational, contractual, and commercial issues.
• Ensure projects achieve key milestones while maintaining quality, safety, and profitability.
• Monitor project risks and implement mitigation strategies where necessary.

People Leadership

• Lead, mentor, and develop Project Directors, Project Managers, Department Heads, and operational teams.
• Foster a high-performance, accountable, and collaborative culture.
• Drive succession planning, talent development, and leadership capability within the organization.
• Promote employee engagement and continuous professional development.

Requirements

• Degree in Civil Engineering or a related discipline.
• Minimum 15 years of experience in the building construction industry, with at least 8 years in senior leadership roles within an A1 Main Contractor.
• Managing large-scale building projects, including commercial, residential, institutional, industrial, or mixed-use developments.
• multiple concurrent projects with significant annual project value.
• P&L ownership and business unit financial management.
• Tendering, pre-construction planning, commercial strategy, and contract negotiations.
