Commercial & Contracts Manager (Property Developer/MNC)

Responsibilities:

• Lead the full project commercial lifecycle, overseeing pre-contract risk assessment, procurement, tendering, contract administration, post-contract cost control, variations, and claims management.
• Manage project costs and commercial performance, including budgeting, cash flow forecasting, cost tracking, valuations, and implementing cost control measures to achieve project financial targets.
• Provide contractual and commercial expertise, reviewing tender documents, quotations, extension of time (EOT), loss & expense, liquidated damages, and contractual claims while safeguarding the company's commercial interests.
• Drive stakeholder collaboration, working closely with project managers, consultants, contractors, and clients to resolve commercial issues, negotiate variations, and provide guidance on contractual obligations and commercial risks.
• Prepare and substantiate commercial documentation, including variation claims, contractual correspondence, reports, presentations, and supporting dispute resolution through thorough contract and project record reviews.

Requirements:

• Bachelor's Degree in Quantity Surveying or a related discipline, with at least 10 years of experience in commercial or contract management, including 5 years in a managerial capacity.
• Proven experience across the full project lifecycle, managing pre-contract and post-contract activities, including tendering, risk assessment, cost control, variations, and claims management.
• Consultancy experience within engineering, construction, or project management environments, with strong expertise in commercial strategy, contractual administration, and forensic claims analysis.
