Job Summary
Manage daily operations and maintenance of a condominium, ensuring facilities function optimally. Lead site teams and contractors to deliver timely maintenance, address resident feedback, and ensure compliance with statutory and safety standards.
Responsibilities
- Manage day-to-day condominium operations and maintenance to ensure property and facilities are well maintained and fully functional
- Supervise and coordinate site teams including security, cleaning, maintenance, and service providers to deliver quality services
- Collaborate with contractors and term contractors to schedule and oversee maintenance and repair works, ensuring timely completion
- Address residents' feedback, enquiries, and complaints, following up to ensure timely and satisfactory resolution
- Conduct regular inspections of property, common areas, facilities, and building services to identify maintenance and safety issues
- Coordinate preventive maintenance and corrective actions for mechanical and electrical (M&E) systems, building facilities, and essential services
- Prepare quotations, work orders, reports, and documentation for management review and approval
- Monitor service providers’ performance to ensure compliance with contractual requirements and quality standards
- Assist Managing Agent and Management Council with meetings, reports, budgets, procurement, and estate management tasks
- Ensure condominium compliance with Building Maintenance and Strata Management Act (BMSMA), Management Corporation Strata Title (MCST) procedures, relevant statutory requirements, safety standards, and management procedures
- Respond promptly to urgent maintenance issues and emergencies by coordinating with contractors and stakeholders
- Manage multiple priorities independently while maintaining strong organizational and problem-solving capabilities
- Perform other duties and ad-hoc projects as assigned by Managing Agent or Management Council
Required competencies and certifications
- Diploma in Building Management, Property Management, Facilities Management, or related field
- Minimum 3 years of experience in condominium, property, or facilities management
- Knowledge of building maintenance and mechanical & electrical (M&E) systems
- Familiarity with BMSMA, MCST procedures, and relevant statutory requirements
- Ability to manage after-hours emergencies when required
Preferred competencies and qualifications
- Hands-on experience in mechanical and electrical (M&E) systems
