JOB OVERVIEW
The Senior Finance Manager will oversee the full spectrum of financial management for a Real Estate Investment Trust (REIT), including financial reporting, consolidation, tax, budgeting, FP&A, compliance, and financing. This position collaborates with senior leadership, board committees, auditors, trustees, and operational teams to drive fund-raising and strategic financial initiatives.
KEY RESPONSIBILITIES
Financial Reporting & Compliance
Manage monthly, quarterly, and annual financial reporting, consolidated accounts, and management variance analysis.
Prepare statutory financial statements, accounting papers, and SGX public announcements (Quarterly Updates, Half-Year, Annual Reports).
Ensure compliance with SGX, MAS regulations, internal controls, and accounting standards.
Lead external audit processes and liaise with auditors, tax agents, and trustees.
Financial Planning & Treasury
Lead budgeting, forecasting, long-term financial planning, and scenario modeling to evaluate debt facilities, refinancing, and capital management.
Monitor cash flow, working capital, loan covenants, and liquidity needs; assist in capital raising and bank relations.
Tax & Governance
Manage corporate tax, GST submissions, IRAS compliance, Interested Party Transactions (IPTs), and Trustee requirements.
Enhance internal controls, governance, and automated financial workflows.
Stakeholder Collaboration
Provide financial insights to operations, leasing, asset management, and shared services to optimize business performance.
REQUIREMENTS
Education & Certification: Bachelor’s Degree in Accounting, Finance, or equivalent. Professional qualification (CA/CPA/ACCA) is preferred.
Experience: Extensive finance, accounting, or audit background, with significant exposure to REITs or real estate investment/management.
Technical Skills: Strong knowledge of REIT regulations, SGX listing rules, and MAS guidelines. Proficiency in financial reporting, consolidation, modeling, and tax compliance.
Soft Skills: Excellent communication and presentation skills for senior executives and board members; strong leadership and problem-solving abilities in a fast-paced environment.
